LAND REGISTRY FEES
(Made under the provisions of the Court of Alderney Rules 2000)
The Court of Alderney hereby orders that from the 1st day of January 2009 the fees to be collected by the Land Registry will be increased. To allow for inflation and deflation of the property market, fees to register a new ownership on the purchase of a property will be calculated on a percentage of the purchase price of the Realty or Personalty. However, there is a minimum fee of £50 and a maximum fee of £400.
There is an increase in the other fees collected by the Land Registry to cover the increased running costs.
The Land Registry Fees to be paid from the 1st January 2009 are as follows:
Registrations, amendments and cancellations of entries on the Land Register
- To register a new owner/s on the purchase or lease of a registered (see Annex A) property (including a sub-division of an AY title and creation of a new file) 0.05% of purchase price with a minimum charge of £50
- To register a Bond or other financial charge £40
- To cancel a Bond or other financial charge £40
- To register any other interest on the land register £40
- To amend an entry on the land register £40
- To cancel an entry on the land register £40
Inspections and Copies
- Inspection of the Index Map to identify the AY title number of any property No fee
- Copy of an extract of the Index Map for any registered property £10
- Inspection of the Register of any registered property £10
- Copy of an extract of the register or any document contained therein per page - black and white £2
- Copy of an extract of the register or any document contained therein per page - colour £3
- For an extract copy of each page from the register (an additional fee is required if despatched by post) £2
- Any of the above documents requested An additional by facsimile £10

ANNEX A - AN EXAMPLE OF HOW THE REGISTRATION FEE IS CALCULATED

ANNEX B - Document Duty
As provided by the Document Duty (Guernsey) Law 1973, as amended, the current rates payable of Document Duty are as follows:Congé
| Where the transaction includes a dwelling and the value does not exceed £150,000 | 2% |
| Where the transaction includes a dwelling and the value exceeds £150,000 but does not exceed £250,000 | 2.5% |
| Where the transaction does not include a dwelling or the value exceeds £250,000 | 3% |
| Gift by way of a conveyance | 3% |
| Exchange | 1% of the value of each plus 2% of any further consideration |
As provided by the Alderney Land and Property etc. Law, 1949, as amended, the current rates payable of Congé are as follows:
- On a transaction for consideration: 2%
- On a transaction for a nominal consideration: 2% of 400 times the rateable value
